The Real Estate Department is part of the Community Building Office and has the overall responsibility for the municipality's local and real estate stock.
The department's mission is to ensure that the municipality's operations have access to functional, purpose-built, and sustainable premises that support needs and development in the long term.
The management and development of the municipality's premises are carried out from a holistic perspective where economy, technology, and sustainability are weighed together. The work includes both strategic planning and daily management and is done in close collaboration with the municipality's various operations.
The Real Estate Department consists of about 20 employees organized into two units: the Management Unit and Office Services.
The Management Unit is responsible for the management and operation of the municipality's own and rented premises. The mission includes contract management, planned maintenance, and local development. The unit also provides support in various real estate-related issues such as projects, inspections, and fire protection, as well as managing rental meetings and rent setting. Within the management unit, there are functions such as property managers, technical property managers, and property technicians.
Office Services is responsible for ensuring an efficient and well-functioning workplace within the municipality's office premises. The work includes space planning, fire safety, and coordination of the municipal council's premises. The unit is also responsible for administrative and practical functions such as mail, telephony, subscriptions, and office supplies, etc.
Within office services, there are positions such as administrators and coordinators.
We are now looking for a driven technical property manager for the management unit who wants to help develop our real estate stock into a safe, sustainable, and well-functioning resource for the municipality's residents and operations.
In the role of technical property manager, you will be responsible, together with other colleagues in the unit, for the operation, maintenance, and development of the municipality's properties. The tasks include following up on error reports, planning and implementing maintenance measures, coordinating inspections, handling damage cases, and ensuring that regulatory requirements are met. You will also be responsible for larger local and tenant adaptations.
Furthermore, it is part of the role to drive and coordinate the municipality's energy and sustainability work related to the real estate stock. This involves strategic work to reduce the municipality's climate impact and increase energy efficiency, for example, by following up on energy statistics, but also through practical work in the form of implementing energy efficiency projects.
You will work closely with both internal operations, external property owners, and suppliers and often serve as the cohesive link in both projects and daily work. Budget responsibility is included for your maintenance projects, and you will also contribute to issues related to investment planning, building permits, and technical building investigations.
We are looking for someone with a technical education in areas such as construction, real estate, or installation, combined with at least five years of experience in similar work. You need to be able to work in a structured and solution-oriented manner and thrive in a role where you collaborate with many different stakeholders.
Experience from the public sector and knowledge of real estate economics, regulatory requirements, and LOU is advantageous.
Additionally, we see knowledge and experience in energy and sustainability issues as a particularly strong added value. This includes work with energy efficiency, energy analyses, and monitoring of energy performance, energy declarations, operational optimization, as well as understanding energy systems in properties. Experience working towards set energy and climate goals and with energy-efficient investments is particularly valuable.
